When a person who is not a Thai citizen passes away with assets in Thailand, it requires a court decision to manage the succession to the legal heirs. This includes several steps;

  • Several documents need to be collected from the deceased persons country of origin. These documents also need to be translated and legalized according to Thai regulations.
  • A court case will be filed to the court in Thailand
  • At the court hearing, the court will appoint an estate administrator or testament executor with the authority to transfer ownership or sell assets of the decedent estate
  • The estate administrator or testament executor will then contact Banks, Real estate agents, Land office and other institutions to finish accounts and sell off properties
  • Finally, the money can be transferred to the heirs
